Cookie Policy

Cookies are small text files placed on your device when you visit a website. They help the site function, remember your preferences and, where you consent, measure how the site is used.

This website sets no advertising or tracking cookies of its own. What it stores is held in your browser’s local and session storage rather than in cookies, and is limited to the following:

• Your cookie choices are saved in local storage so we do not ask again on every visit. This is necessary for the consent mechanism itself to work.
• Referral information for the current visit, such as the page you arrived on and any campaign parameters in the link you followed, is held in session storage and attached to an enquiry if you submit one. It is cleared when you close the tab.
• A display preference for how one page presents its content, also held in session storage.

• Vercel Web Analytics measures aggregate page views. It is cookieless and does not build a profile of you or track you across other websites.
• Sentry records technical errors so we can fix them. Session replay is not enabled, so your browsing is not recorded.
• Cloudflare Turnstile protects our enquiry forms from automated abuse. It may set a token or cookie from Cloudflare in order to verify the challenge. This is necessary for the forms to work.
• Lead Optimiser live chat provides the chat button in the corner of the page. It loads only if you turn on functional storage, and it sets its own storage in your browser so a conversation survives moving between pages. Anything you type into it is received by Lead Optimiser, our customer relationship system, as are any voice notes or file attachments you send through it. If you would rather not use it, leave functional storage off and contact us by telephone, email, WhatsApp or an enquiry form instead.

The consent banner offers four categories: necessary, analytics, marketing and functional. Necessary is always on, because the site cannot function without it. The other three are switched off by default and are never pre-selected, so nothing in those categories runs unless you turn it on. Functional covers preferences the site remembers for you and the live chat widget. We currently operate no marketing or advertising trackers at all.

You can change your choices at any time using the “Manage cookies” control in the website footer, which reopens the cookie settings. You can also control cookies through your browser settings.

We may update this Cookie Policy from time to time. If we introduce a new third party or a new category of storage, this page and the consent banner will be updated before it is used.

The data controller for the information described here is UniEstate Properties UK Ltd, trading as InvestInUK, registered with the Information Commissioner's Office under reference ZC208422. Registration is a statutory requirement for organisations that process personal data; it is not approval or accreditation by the ICO.

Our Privacy Policy sets out what we collect, our lawful basis for each purpose, how long we keep it and the rights you have over it.
