Registration is a statutory requirement for organisations that process personal data. It is not approval or accreditation by the Information Commissioner's Office, and it does not confirm that every data-protection requirement has been met.

Information you give us

When you submit an enquiry form, book a call or request a document, we collect what you enter. Depending on the form, that is:

• Your name
• Your email address
• Your telephone or WhatsApp number
• Your country of residence
• The type of opportunity you are interested in
• Your available investment capital, as a range
• Your intended timeframe
• Whether you expect to require finance
• Any UK location or region you tell us interests you
• A company name, if you are enquiring on behalf of one
• Your preferred method of contact
• Anything you write in a message or additional-information field
• Whether you have consented to receive marketing

You choose what to put in a free-text field. Please do not include information you would rather we did not hold, and in particular do not send us health, financial account or identity-document details through this website.

Information you send us through live chat

If you turn on functional storage, a chat button appears in the corner of the page. Anything you type into it - including your name, contact details and whatever you choose to tell us - is received and stored by Lead Optimiser, our customer relationship system, so that we can reply and keep the conversation together.

The chat window also lets you record a voice note or attach files - up to five images or PDFs, of 25MB each. These are received and stored by Lead Optimiser in the same way as a typed message. Please do not send identity documents, bank statements or medical information this way: an attachment can carry far more about you than you intend, and a voice note is a recording of your voice.

The chat is optional. It does not load unless you turn functional storage on, and you can contact us by telephone, email, WhatsApp or an enquiry form instead.

Information you give us when booking a call

If you book a discovery call using the calendar on this site, the booking is taken by Lead Optimiser, our customer relationship system. It collects your name, email address, telephone number and the time you choose, and uses them to confirm and manage the appointment. The calendar does not load unless you turn functional storage on; you can request a call using an enquiry form instead.

Information collected automatically

• Referral information for your visit, such as the page you arrived on and any campaign parameters in the link you followed. This is held in your browser for the current session and attached to an enquiry if you submit one.
• Aggregate usage measurement through Vercel Web Analytics, which is cookieless and does not build a profile of you or follow you across other websites.
• Technical error reports through Sentry, when something on the site fails. These are configured not to include personal information and session replay is not enabled, so your browsing is not recorded.
• Your network address, used to apply a rate limit to form submissions and to complete the Cloudflare Turnstile check that protects the forms from automated abuse.

We do not use advertising or cross-site tracking technologies, and we do not carry out automated decision-making or profiling that produces legal or similarly significant effects.

Under UK data-protection law we must have a lawful basis for each purpose. Ours are:

• To respond to your enquiry and to send you the information, documents or call you asked for. Lawful basis: our legitimate interests in answering people who contact us, and, where you asked for something specific, taking steps at your request before entering into a contract.
• To introduce you to independent providers where that is necessary to answer you, such as a solicitor, finance broker, surveyor or contractor. Lawful basis: our legitimate interests, and steps taken at your request.
• To send you marketing about UK property opportunities, investor insights and our services. Lawful basis: your consent, which is always optional, never pre-selected and can be withdrawn at any time.
• To keep the website secure and working , including rate limiting, bot protection and error monitoring. Lawful basis: our legitimate interests in protecting the site and the people who use it.
• To understand how the site is used in aggregate, so we can improve it. Lawful basis: our legitimate interests in measuring our own website using cookieless, non-identifying analytics.
• To meet our legal and regulatory obligations , including keeping records of complaints. Lawful basis: compliance with a legal obligation, and our legitimate interests in defending legal claims.

Where we rely on legitimate interests, we have considered whether those interests are overridden by your rights. You can object at any time, and how to do so is set out under “Your rights”.

This website sets no advertising or tracking cookies of its own. What it stores is held in your browser's local and session storage: your cookie choices, so we do not ask again on every visit, the referral information for your current visit, and one display preference. Cloudflare may set a token in order to complete the Turnstile check that protects our forms.

The consent banner offers three categories. Necessary is always on, because the site cannot function without it. Analytics and marketing are switched off by default and are never pre-selected. You can change your choices at any time using the “Manage cookies” control in the footer of every page, or through your browser settings.

We share personal information with:

• Independent providers, where sharing is necessary to answer your enquiry. Each provider decides how it uses your information for its own services and is responsible for its own privacy notice. We tell you before making an introduction.
• Service providers who process information on our behalf, under contract and on our instructions. These are Lead Optimiser (our customer relationship system, which receives every enquiry, any live-chat conversation and any appointment you book through the calendar on this site), Google (a copy of each enquiry is written to a spreadsheet we keep as a working record), Vercel (website hosting and cookieless analytics), Resend (delivery of enquiry and confirmation emails), Microsoft 365 (our business email), Cloudflare (Turnstile bot protection), Upstash (rate-limit counters), Sentry (error monitoring) and Sanity (content management, which holds no enquiry data).
• Professional advisers, and public authorities, where we are required to disclose information by law, or where disclosure is necessary to establish, exercise or defend legal claims.
• A buyer or successor, if the business or its assets are transferred. We would tell you before your information became subject to a different privacy policy.

We do not sell your personal information, and we do not share it with third parties for their own marketing.

Some of the service providers above operate outside the United Kingdom, including in the United States and the European Economic Area. If you are based in the United Arab Emirates, our correspondence with you will also be received there.

Where personal information is transferred outside the United Kingdom, we rely on a transfer mechanism recognised under UK data-protection law: an adequacy decision covering the destination country, or the UK International Data Transfer Agreement or Addendum in our contract with the provider.

You can ask us which mechanism applies to a particular provider using the contact details below.

We keep personal information only for as long as we need it for the purpose we collected it for, or for as long as the law requires us to.

• Enquiry correspondence, including live-chat conversations, is kept while we are dealing with your enquiry and for a period afterwards, so that we can pick up a conversation you return to and evidence what was said if a question arises later.
• Marketing consent records are kept for as long as you remain subscribed, and afterwards as evidence that you unsubscribed.
• Complaint records are kept in line with the Property Redress Scheme's requirements.
• Rate-limit counters expire automatically within minutes. Aggregate analytics hold no personal information.

The specific retention periods for enquiry correspondence are being set and will be published here. You can ask us to erase your information sooner, and how to do so is set out below.

Under UK data-protection law you have the right to:

• Ask for a copy of the personal information we hold about you
• Ask us to correct information that is inaccurate or incomplete
• Ask us to erase your information, where there is no continuing reason for us to hold it
• Ask us to restrict how we use your information while a question about it is resolved
• Object to our using your information where we rely on legitimate interests, and object at any time to direct marketing
• Ask us to transfer the information you gave us to you or to another organisation, in a machine-readable format, where our basis is consent or contract and the processing is automated
• Withdraw consent at any time, where our basis is consent

To exercise any of these rights, contact us using the details below. We will respond within one month. There is no charge, and we will not ask you to justify the request. We may need to confirm your identity first, so that we do not disclose your information to someone else.

We only send marketing to people who have asked for it. The marketing option on our forms is separate from the enquiry itself, is never pre-selected, and is not a condition of enquiring, of receiving a document or of being given access to the investor guide.

You can stop marketing at any time by using the unsubscribe link in any marketing email, by replying to ask us to stop, or by contacting us using the details below. Withdrawing consent does not affect anything we sent before you withdrew it, and it does not stop us replying to an enquiry you have made.

The website is served over an encrypted connection, enquiry forms are protected against automated abuse and rate limited, and access to our email systems is restricted to the people who need it.

No method of transmission or storage is completely secure. We take reasonable measures to protect your information but cannot guarantee absolute security.

This website is intended for adults considering a property investment and is not directed at children. We do not knowingly collect personal information from anyone under 18. If you believe a child has given us their information, contact us and we will delete it.

This website links to sites we do not operate, including those of independent providers and of the schemes and regulators named in our regulatory information. We are not responsible for their content or their privacy practices, and we recommend reading the privacy notice of any site you visit.

We may update this policy. When we do, we will change the “Last updated” date at the top of the page, and where a change materially affects how we use your information we will say so prominently before it takes effect.

We would rather have the chance to put things right first, so please do consider contacting us before you complain. You do not have to, and complaining to us does not affect your right to complain to the ICO.
